Former Consol Energy Site Development To Be Discussed Thursday Night

Developers have submitted revisions to the township.

The owners of the land where the former Consol Energy headquarters sits are scheduled to present their revised request to amend Upper St. Clair's zoning ordinance tonight.

The applicant, 1800 Washington Road Associates, would like to change the existing special business use district to allow a mixed use of office, residential and retail.

In the revised ordinance posted on the township's website, no one use would exceed 60 percent of the site and no one use would go under 10 percent of the site. A traditional sit-down restaurant, as developer Gerald Cipriani has indicated he would like to bring in, would be be assigned to the office category.

The developers have not confirmed which retail or office tenants they are in discussions with to occupy the space.

According to Scott Brilhart, the director of community development in Upper St. Clair, the revised ordinance being presented has a maximum of 55,000 square feet of leasable space per building. The original ordinance listed 75,000 square feet of leasable space per building.

Brilhart also indicated the revised ordinance agrees to the township's existing standard of the loading and unloading of trucks only be allowed from 8 a.m. to 6 p.m. when 600 feet from a residential area. 

The revisions will be further discussed at tonight's planning commission meeting. The planning commission will decide whether to recommend that the application be further revised, recommend approval or recommend denial of the ordinance. Public comments will be taken. Tonight's meeting will again take place at 7:30 p.m. at the ,  

The developers said they have met with nearby residents more than once since their last planning commission meeting on May 5.
