Developer Gets OK to Build New Subdivision

Commissioners gave tentative approval for new neighborhood off of Hays Road on Monday night.

Upper St. Clair commissioners gave tentative approval for a new subdivision next to Hays Park on Monday night.

The landowner, William McCloskey of W.C. McCloskey Family LP, said that if the economy remains stable, building will begin "no later than spring."

The 37-lot Fair Acres subdivision will be located off of Hays Road and will be built in two phases. Kim Gales, said the subdivision "will open up the market for a number of builders to come into the community."

The plan includes the construction of a storm water drainage system that will lead water into a detention pond. 

Gales also said builders will leave as many natural trees on the property as possible.

Commissioners voted to allow the developer to have a 30-foot front yard setback instead of the required 50-foot front yard setback. It gives builders space to construct homes with first floor master bedrooms and garages that face the road.

The township officials also decided to allow the developer to pay the township $50,000 to improve Hays Park in lieu of a required green space. 

In addition, the developer will pay the township $60,000 to help widen Hays Road and will build sidewalks on each side of the road inside the residential development.

There were no public comments from residents about the subdivision plan on Monday night.

Commissioners Bob Orchowski, Glenn Dandoy, Mark Christie, Daniel Paoly and Mark Hamilton all voted in favor of the approval. Commissioners Russell Del Re and Preston Shimer were absent from the meeting.
